What is an EPC?

An EPC, or energy performance certificate, shows how energy-efficient a building is (in this case, a residential building unit such as a house, flat or student accommodation). If you own or rent, an EPC provides a clear idea of how much energy your home consumes and also includes tips on how to improve its energy-efficiency. 

When do you need an EPC?

You are required by law to have (or apply for) an EPC whenever there is a notarised transfer of your home or property, i.e. if you decide to sell or rent it out. Furthermore, an EPC is sometimes required in order to qualify for certain grants, subsidies or loans.  
 
You should also be aware that an EPC does not remain valid forever. You should get it renewed if: 

  • the design of the building changes 
  • your EPC no longer matches the property you own 
  • the number of building units has changed 
  • your EPC is at least 10 years old

  4. Place your order
    If you have everything you need, you can place your order and track its progress in KBC Brussels Mobile. You don’t have to pay until after your appointment with the expert.  
  5. Schedule an appointment with an expert
    One of De Immowinkel’s experts near you will contact you within two business days to schedule an appointment. KBC Brussels Mobile also tells you how to prepare for the appointment to ensure everything goes as smoothly as possible.  To receive a convenient reminder about your appointment from Kate, be sure to turn on your notifications.  
  6. Get your certificate  
    After the expert has prepared your certificate or inspection and you’ve paid the invoice, you can download your certificate.

Frequently asked questions

Renovating 
After renovation works, you’ll likely need an electrical inspection, a gas inspection and an Energy Performance Certificate. 
 
Selling 
If you’re planning to sell your home, you’re legally required to submit an electrical inspection and Energy Performance Certificate (EPC), and also an asbestos certificate if your home was built before 2001. 
You are also required to have a soil certificate, town planning information, a post-intervention file, a cadastral plan and flood risk data. 
 
Renting out 
If you want to rent out your home, you are required by law to have an electrical inspection and Energy Performance Certificate (EPC), as well as a soil certificate, a post-intervention file and a certificate of conformity. 

If you buy a property with an EPC rating of E, F or G, it must be renovated within five years so that it achieves an EPC rating of D or higher. This means your home should consume no more than 300 to 400 kWh/m² per year. Homes with a rating of D, C, B or A do not require further renovation for the time being.  

When your EPC inspection is carried out, it’s helpful if you have the following documents: 

  • The building plans for your home
  • The invoices for any energy-saving renovations carried out
  • The technical specifications of your heating systems 

Don't panic if you don't have these documents: your energy performance certificate can also be drawn up without them.

* While this additional service is aimed primarily at residential properties, it can also be used for small non-residential properties like a hairdresser’s or an at-home office. Larger non-residential properties such as business premises or warehouses are not eligible for this additional service. 

EPC stands for Energy Performance Certificate. This certificate shows how energy-efficient a building is and is required for all residential properties. 

This certificate makes it easier to compare the energy performance of homes. In some cases, you also need an EPC when applying for a grant, subsidy or discount on your loan (like the mortgage loan at KBC Brussels).
