Home insurance is a necessary form of property insurance that covers more than just fire damage. At KBC Brussels, you can take out this insurance to cover your home, its contents or both (recommended).

As an owner, you’re not obliged to take out home insurance, but it’s strongly recommended simply because it makes sense to protect yourself against the financial consequences of damage to your home and contents. No less than 95% of owners in Belgium have taken out this type of cover, making it the most popular of all non-life insurance products.
Your solar panels, charging station and home battery are automatically insured under your KBC Home Insurance. So, when they are installed, you don't have to inform your Insurance Expert Insurance about it.
Home insurance goes by a number of different names. It may be a bit confusing, but actually home insurance, property insurance and fire insurance are the same thing. However, this type of insurance covers more than just damage caused by fire, which is why some people prefer to use the generic term ‘home insurance’.
You decide what your home insurance should cover. We always recommend insuring both your home and its contents so you have full standard cover. However, you can also choose to insure just one of the two. If you only insure your household contents under your home insurance policy, it is sometimes referred to as ‘home contents insurance’.
What if ...
- …your tenant is seriously wounded after a fire?
- …a flower pot falls down from your balcony on top of a passerby?
- …a paint pot falls on the neighbours’ car while you are painting your walls?
If you are held liable for these or similar incidents, you will not need to cover the loss under third-party liability insurance. We’ll compensate the victim on your behalf.
What will Defendo do for you?

What is insured?
This insurance covers your third-party liability for loss or damage caused in, around or on:
- The building, the grounds, any adjacent footpaths, the garage (also if it is located elsewhere or you are renting it) or their contents
- Odd jobs at the specified address
We do not consider work that requires a permit or duty to report to come under odd jobs.
What is not insured?
- Loss or damage caused to animals or property under your supervision
- Loss or damage caused by buildings in a state of disrepair if you did not take the necessary precautions to prevent loss or damage

What if …

In these cases, legal support and assistance are a necessity, and legal bills have been known to run high.
In the event of legal disputes regarding the rented building, we engage the services of Defendo, KBC’s legal assistance department. They are an independent and specialised team, who guarantee honest advice and the confidential handling of your file.
What will Defendo do for you?

What is insured?
- If you suffer loss due to somebody else’s fault, Defendo will assist you to ensure that you are compensated
- If you are suspected of a criminal offence, Defendo will provide for your criminal defence from the moment you come under suspicion

What is not insured?
- Fines or municipal administrative sanctions, charges or out-of-court settlements
- If the loss is related to the performance of a contract, Defendo will not become involved in the actual content of the contract, for example, discussions about price or quality
- In order to avoid conflicts of interests, Defendo does not handle any disputes involving you and another insured person

We cover damage to your garden.
What we consider to be a garden
- Lawns
- Trees, shrubs, hedges and any plants in open soil or in pots
- Ponds, fountains and fish
- Garden furniture and other movable property decorating your garden
What is insured?
- Fire, storm, hail, natural disasters
- Collision
- Escaped livestock or other domestic animals
- Spraying damage you did not cause yourself
- Vandalism and theft
What is not insured?
- Damage of a temporary nature (trees or shrubs that will recover naturally)
- Deliberate damage to or destruction of the garden by you or members of your household
Theft and compensation for plants
Theft or attempted theft is covered only if your garden is part of your main residence.
If damaged trees, hedges or other plants need replacing, we will replace them with similar young plants.
The loss of value due to the difference in age with the similar young plants is covered up to a maximum of 1 000 euros per plant.
The total compensation per claim is 60 000 euros.

We cover damage to your swimming pool and its accessories.
What is insured?
- Your outdoor swimming pool or swimming pond and even the water
- Jacuzzis
- Swimming pool pumps, taps, heat pumps, filters, solar collectors and jet streams
- Lighting, panelling, roller covers, screens and covers
- Terrace and shower system near your swimming pool
All the accessories and accoutrements to your pool are insured at their full value, including against theft. This means we fully compensate any loss and/or damage.
The swimming pools must be dug into the plot of land belonging to your home. Above-ground pools are only covered if they are constructed from hard materials.
What is not insured?
Damage
- To your property as a result of your use of such property
- Caused by cleaning, processing or repair
- Covered by the warranty or a maintenance contract;
- Caused by corrosion, wear and tear, discolouration, contamination or other gradual damage resulting from exposure to slow-acting influences
- Caused by peeling, scratches, dents or stains

If you use fuel oil to heat your home, you are personally responsible for checking the tank on a regular basis and for soil decontamination following contamination.
More than 3% of tanks start leaking at some point, often caused by rust. However, contamination may also occur while refilling the tank. You will also be responsible for covering the cost of the soil decontamination, i.e. the process of cleaning the contaminated land.
Only fuel oil tanks built less than 40 years ago and with a maximum capacity of 20 000 litres are eligible.
The total compensation per claim is 60 000 euros.
What is insured?
We cover the risk as well as the practical organisation of the compulsory soil decontamination.
We send an assessor to
- Determine the nature and seriousness of the contamination
- Take measures to limit the consequences
- Inform you of the statutory procedures relating to soil contamination
- Help you with any formalities to be completed
We arrange to have decontamination works carried out if the contamination is so serious that you are required by law to have the soil decontaminated.
What is not insured?
- Contamination that already existed when the cover was taken out
- Costs borne by the government or another body for the decontamination of contaminated soil
- The possible reduction in value of the contaminated soil
- Pollution and contamination caused by natural disasters

The KBC Brussels service that arranges the repairs is included in your home insurance. We'll look for the right repairer in your neighbourhood, arrange the works to suit you and pay the bill.
So, you don't have to lift a finger – just leave the repairs to an expert and enjoy peace of mind. If you know a repairer or want to fix the damage yourself, you can opt for compensation instead.

Good to know
KBC Home insurance for landlords may include one or more of the following types of cover: home insurance, home contents insurance, theft insurance for home contents, garden insurance, swimming pool insurance, soil decontamination insurance (property damage insurance), third-party liability insurance for buildings (third-party liability insurance), and legal assistance insurance for buildings (legal assistance insurance).
These types of cover are designed for owners who rent out their private home. No commercial activity or liberal profession is carried out in the insured home.
- This product is governed by the laws of Belgium.
- Insurance cover under this policy is valid for a term of one year and is tacitly renewed unless you cancel it no later than three months before the main renewal date.
For policies taken out or tacitly renewed on or after 1 October 2024, you have up to two months before the main renewal date to cancel them. As a consumer, you can cancel your insurance contract at any time starting from the second insurance year, with effect after two months have elapsed from the day after the registered letter was submitted for delivery, the writ was served or the date of the acknowledgement of receipt. - Your intermediary is the first point of contact for any complaints you may have.
