What is an asbestos certificate?
An asbestos certificate provides information about the materials used to build your home. This requires an asbestos expert to check whether the home, office building or industrial site is free of asbestos. The expert inspects the building, takes samples and provides advice on making the building safe and habitable. The results of the inspection are then recorded in the OVAM database.
When do you need an asbestos certificate?
If a house, flat or building was built in 2001 or earlier, any sale agreement must include an asbestos certificate. An asbestos certificate is not required if the building is smaller than 20 m² and does not form part of a larger construction.
In addition, starting from 2032, any accessible building constructed in 2001 or earlier is required to have an asbestos certificate, regardless of whether you sell it, give it as a gift or keep it yourself.
You are not required to have an asbestos certificate if you rent out a property. If you do happen to have an asbestos certificate for the property you’re renting out, you are legally obliged to provide a copy of this certificate to your tenant.

Frequently asked questions
Your asbestos certificate is valid for 10 years if the asbestos-containing materials only pose a limited risk. If the materials pose a high risk, then your asbestos certificate is valid for five years. If the asbestos expert doesn’t find any materials containing asbestos, your certificate will remain valid indefinitely.
You are required to obtain a new asbestos certificate within one year when:
- An expert has discovered new materials containing asbestos
- A structure is free of asbestos (when it wasn’t before) following renovations or building work
- An incident has changed the condition of the materials containing asbestos
When you ask for an asbestos inventory, it’s a good idea to have the following information and documents to hand:
- the construction plans for the building being inspected
- the building’s year of construction
- the report from a previous asbestos inspection if one has already taken place
- documentation for any works and renovations carried out after 2001
If you want to get a valid asbestos certificate, you need to ask a certified asbestos expert. An asbestos inventory is only considered correct and valid if the expert has undergone the required training and passed an exam.
Before drawing up an asbestos certificate, the asbestos expert will examine your property. The examination is not destructive and the expert will do no more than take a sample of suspicious materials so that it can be sent to the lab. Once this has been done, the expert will include all the findings of their inspection in your asbestos certificate.
This certificate describes which materials or parts of the building contain asbestos, the condition of the asbestos and how it can be safely used or removed.
Since November 2022, you are required to have an asbestos certificate when you sell a property built before 2001. Only a certified asbestos expert may carry out the survey and prepare the corresponding certificate.

* While this additional service is aimed primarily at residential properties, it can also be used for small non-residential properties like a hairdresser’s or an at-home office. Larger non-residential properties such as business premises or warehouses are not eligible for this additional service.
Renovating
After renovation works, you’ll likely need an electrical inspection, a gas inspection and an Energy Performance Certificate.
Selling
If you’re planning to sell your home, you’re legally required to submit an electrical inspection and Energy Performance Certificate (EPC), and also an asbestos certificate if your home was built before 2001.
You are also required to have a soil certificate, town planning information, a post-intervention file, a cadastral plan and flood risk data.
Renting out
If you want to rent out your home, you are required by law to have an electrical inspection and Energy Performance Certificate (EPC), as well as a soil certificate, a post-intervention file and a certificate of conformity.
